Pine Ridge Property Owners Association Board of Directors Meeting Minutes
Meeting was called to order by Bill Rader at 1010 in the barn of the Tollefson’s
In Attendance: Terry Barnes-President, Bill Rader- Vice President, Chuck Leon-Director, Mary Jane Woods-Director, Jim Stover-Director, Sharon Leon-Secretary, Tona Mendoza-Treasure
Members in Attendance: Laurie Stover, Arnold Tollefson, Gary Golden, Linda Golden
Minutes:
Sharon read the minutes, Jim made a motion to accept with the corrections, Mary Jane 2nd, all approved.
Treasure’s Report: Tona read the report, Jim motioned to accept, Chuck seconded, all approved.
Old Business:
Chuck reported that Wyrulec’s lawyer didn’t like the wording of the release and recommened not to sign. Wyrulec lawyer is working on a new release form.
Roads:
Terry talked to Jim Blocker with questions as to where to put the gravel. Terry and Arnold are to look at the roads to see where work needs to be done. The Board is to work on a top ten list and a five year plan.
Board voted to use the Chicken Hut as the carter for the annual meeting. Mary Jane made the motion, Terry 2nd, all approved.
Laurie went over her research on the covenant’s, articles of corporation. Chuck made a motion for Laurie’s information to go to the board lawyer and have him look everything over for discrepancies in wording on all documents. Also can the board send in corrections to fix the documents? Terry 2nd, all approved.
Mary Jane reported that Ann Schnelzer (old lawyer) was not very helpful about clearing up any information concerning conversation between herself and the Gosselin’s about the covenants and by-laws. Mary Jane made a motion to consider ending all dealings with Ann , Jim 2nd, all approved.
Board thanks Arnold for the road signs about the cattle.
New Business:
Unpaid dues, questions as to what can be done, can the board charge 5% per month, what about liens? Chuck to check with the lawyer. Motion made to clarify meeting of 6-9-07 about late fees. Dues are due by the 1st of the year, late fees start by 2-1 of that year. With 5% per month, with simple interest. Delinquent dues in excess of 1 year will be subject to liens. As long as dues are in the rears property owners can’t sell, build on, no road work done, and no power to the property. Mary Jane 2nd, all approved.
Laurie talked about proxies for voting per the website and what it would cost to set-up. Jim made a motion for Laurie to pursue more information and possible demo for annual meeting. Chuck 2nd, all approved.
Tona, Laurie, Linda and Sharon will handle the ballots for the new director. Mary Jane made a motion for the same four to count the votes. It was seconded and all approved.
Chuck reported where you could take trash. Motion was made by Jim for Terry to check with county about the trash. Mary Jane 2nd, all approved.
Chuck made a motion for Terry to check with Dick Gosselin about the weed sprayer, and harrow the board bought, and see if he was interested in buying them. Mary Jane 2nd, all approved.
Jim made a motion to adjorn, Chuck 2nd, all approved.
